The Landis Look: Is there a spring selling season?

To answer that question, we look at a few key market stats.

  1. Median Sales Price. Every year, the median sales price rises from January until some point in the spring or summer, and then it goes down through the fall and winter.
     

  2. Days on Market. Average days on market are lowest in the 2nd quarter, which indicates that homes are selling most quickly in the spring months.
     

  3. Number of Sales. The months with the highest number of sales are in the spring and summer, meaning that the largest group of buyers is looking at that time of year.

Based on those indicators, it's safe to say that historically there is a spring selling season. If you want to be on the market when prices are highest, days on market are lowest, and active buyers are highest, it’s time to get to start getting the house ready!
